Booking Terms & Conditions for Holmåkra and Rosendala by House Viola

Welcome to House Viola. Please ensure you read and fully understand there Terms & Conditions. If anything is unclear, please contact us so we can explain in further detail to avoid misunderstandings. (These Terms only apply when booking directly with us by accepting a Quote based on your Booking Request Form. If you book via any websites owned by online travel agencies such as VRBO or Booking.com, the Terms stated on those sites with apply). 

  • A contract between you and us will come into existence when the deposit or full payment is received, and a Booking Confirmation is issued showing the confirmed holiday dates.
  • The deposit/full payment must be paid within 3 days of the booking being placed.
  • The contract binds you (the lead booker) and all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these Terms & Conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.
  • We require the names, ages, and contact details of all guests.
  • A 25% deposit of the booking rental cost is payable at the time of booking.
  • Bookings made less than 60 days before your Check-In Date must be paid in full, plus the 2500 SEK refundable damage deposit.
  • The balance must be paid no later than 60 days before your Check-In Date. If the balance is not received by the due date, then your holiday will be treated as a cancellation.
  • CANCELLATION POLICY
  • Once a booking has been confirmed by House Viola, any request for cancellation must be confirmed in writing.
  • 100% refund if booking is cancelled at least 30 days before check-in. 

    50% refund if booking is cancelled 14 – 30 days before check-in.

    0% refund if booking is cancelled less than 14 days before check-in.

  • We strongly recommend that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
  • If we need to cancel your booking due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us.
  • MAXIMUM OCCUPANCY
  • The maximum number of persons occupying  who the Property under the Terms of the booking is 7 persons for Holmåkra and 7 persons for Rosendala. The booking is valid for the number of persons you have stated in the Booking Request. Only those listed on the booking form can occupy the property. If you wish to invite additional visitors to visit you during your stay, please ask us first.

  • Please be advised that no extra overnight visitors are allowed to stay at the property.
  • Bookings cannot be accepted from persons under 23 years of age. 
  • The owner reserves the right to refuse a booking without giving any reason.
  • ACCESS
  • We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes.
  • Tenancies normally commence at X on the arrival date and guests are required to leave the rental by X on the day of departure. Failure to do so may result in you being charged a further day’s rental.
  • You agree not to arrive at the Property before the Check-In Date and to depart from the Property no later than the Check-Out Date. You will be charged if you do not leave by the agreed time on the agreed Check-Out Date.

     

  • You must not use the property except for the purpose of a holiday.
  • Smoking is not allowed in the property.
  • Pets (if not allowed), vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused will be at your expense.
  • Pets (If you accept pets then you should include your ‘pet rules’ here)
    -We only allow 2 dogs maximum, no other kinds of pets.
    -Dogs must be booked in and the cost is £X per dog.
    -Please don’t let dogs on the furniture, especially sofas and beds.
    -Guests are responsible for cleaning up after their pets.
    -Please clean muddy dogs using the outside tap and the dog towels provided.
    -Dogs must not be left alone in the property.
    -Stair gates are provided which help control where dogs can wander.
    -If the property requires additional cleaning due to excessive dog hair or if dogs have been in the bedrooms, or on a sofa, we will charge a £50 fee to cover the extra cleaning costs.
    -You are responsible for your dog and you will be charged for any damage caused by your dog.
  • Damage deposit (if taken) – In making a booking you accept responsibility for any theft, breakage or damage caused by you, your pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit of £X is required and will be returned within 7 days of the end of your holiday, less the cost of damage/breakages.
  • Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage or extra cleaning costs. These are to be paid for in full within 7 days of notification.
  • If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss arising as a result.
  • Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bedlinen outside.
  • Please remove shoes before entering the house.
  • Please lock the doors and close the windows when you leave the property unoccupied.
  • Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out – we’re an eco-friendly holiday home.
  • Please don’t take any bath towels with you to the beach, use the beach towels.
  • The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
  • Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
  • The client may in no circumstance re-let or sublet the property.
  • The owners shall not be liable to you or your holiday party for loss or damage to property, however arising.
  • All inventory must remain in the property and not be taken to another property.
  • You are responsible for the supervision of all members of your party under the age of 18 at all times.
  • Swimming pool/hot tub
    -No children under 18 without adult supervision.
    -The swimming pool/hot tub is only open from Xam to Xpm daily. Please respect these timings out of respect for our neighbours.
    -Please avoid using glass in the pool/hot tub, use the plastic cups provided.
    -Guests must shower before entering the water and remove suncream and makeup.
    -No diving or jumping in the pool as it has a maximum depth of Xm.
    -Please replace the pool/hot tub cover after use to retain heat.
  • Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties. Parking is limited to 2 vehicles.
  • Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.
  • We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.
  • Please use the designated barbecue utensils and clean the barbecue after use.
  • Fireworks, Chinese lanterns, firepits, candles and portable bbqs are prohibited.
  • Check-out – (remind guests of the check-out time and their responsibilities e.g. empty bins, strip beds, clean dirty dishes).
  • If you want to use the services of a third-party supplier (e.g. a chef, beauty treatments) this must be agreed beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave. We do not accept liability for the activities of these third-party suppliers.
  • Wi-Fi – the guest agrees to reasonable and lawful usage.
  • Domestic electric vehicle chargers (commonly known as a ‘granny charger’ or a ‘trickle charger’) are not suitable for use at the property and are strictly forbidden. You are liable for any damage or loss suffered by us due to your unauthorised use of domestic chargers.
  • Dedicated electric vehicle charging point (if you provide one).
    -The charging point is for the use of the booking party only.
    -We do not guarantee availability and unavailability shall not constitute a breach of our booking contract.
    -Use is at the owner’s own risk and we do not accept any liability for loss or damage sustained by you or your EV as a result of using the charger unless the damage was caused directly by our negligence.
    -You shall be responsible to us for any damage to the charging point or loss suffered by us caused by your use of the charging point.
  • Any problem or complaint must be immediately reported directly to us/our representatives to allow us the opportunity to resolve it.
  • Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if they do not abide by the rules.
  • This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home.

OUR CONTRACT WITH YOU

Please ensure that you read these Terms carefully. Check that the details on the Booking Form (including the Check-In Date, Number of Guests, Purpose of Stay etc) are complete and accurate before you submit your Booking Request.

When submitting a Booking Request for a Quote you certify that you, the person or the company you book for (”Customer” or ”You”) have read, understood and accepted these Terms & Conditions as well as our House Rules. You also certify that you are authorized to enter into a Holiday Letting Agreement and to comply with all responsibilities related to these Terms & Conditions. Bookings cannot be accepted from persons below the age of 23 years old.

These Terms will become binding between us once you accept the Quote and we issue you with the Booking Confirmation.

Your Booking is confirmed only once we have issued a Booking Confirmation.

If you have not received a Booking Confirmation within 24 hours of accepting our Quote, please contact us on bookings@houseviola.com. Please note that your booking is not confirmed until you have received the Booking Confirmation from us.

 

 

All illustrations, photographs and other imagery displayed are for illustrative purposes only and décor and layout are subject to change and no warranty or other representation is made as to the quality of the Property by us via the Website.

As lead for the Group, you are liable for the acts and/or omissions of all individuals or animals attending the Property whether permitted by us or not.

The Property is provided for holiday letting purposes only for the specified period, as detailed in your Booking Confirmation. For the avoidance of doubt, these Terms do not create a landlord and tenant relationship between you and us and you will not be entitled to:

– a tenancy;

– the right to sub-let the Property in part or in whole; 

– an assured shorthold or tenancy (AST); or

– any statutory protection either under the Housing Act 1988 or by way of a statutory security of tenure.

WHAT APPLIES WHEN I BOOK WITH HOUSE VIOLA
General terms and conditions for the rental of cabins and apartments.

WHO IS RESPONSIBLE?
The responsible lessor is: House Viola, Dammgatan, 571 62 Bodafors, Sweden

AS THE LESSOR, WE ARE OBLIGED TO ENSURE THAT

  • You receive a written confirmation of your booking. This is always sent by email to the email address you provided at the time of booking.

  • You receive documents and information about where to collect the key no later than the day of arrival, provided that final payment of the rent has been made.

  • The Property corresponds to the description but please note that all illustrations, photographs and other imagery displayed are for illustrative purposes only and décor and layout are subject to change

  • You are informed of all significant changes relating to your booking.

  • You may use the Property from from 4:00 p.m. on the agreed  Check-In Date until 10:00 a.m. on the agreed Check-Out Date, unless other arrangement has been agreed.

If you are not satisfied with the Property, you should contact us. Read more about this below.

WHEN DOES MY BOOKING BECOME BINDING?
Both you and we are bound by the rental agreement as soon as we have confirmed the booking and you have paid the booking deposit (or the full rent).

WHEN DO I HAVE TO PAY?
If you book more than 30 days in advance, the booking deposit is 25% of the rent. The booking deposit must be paid within 3 days from the date we send the confirmation. It is deducted from the total rent. The remaining balance must be paid no later than 30 days before the agreed Check-In Date.
If you book less than 40 days in advance, the full rent must be paid within 7 days.
If you book less than 20 days in advance, the rent must be paid immediately, and we only accept payment via Bank Transfer, PayPal or Swish.
Payment is considered completed on the day we receive the funds.

WHAT HAPPENS IF I DO NOT PAY ON TIME?
If you do not pay the booking deposit  on time, we reserve the right to cancel your booking.
If you miss payment of the rent, this is considered a cancellation on your part, and the cancellation rules apply.

WHAT APPLIES IF I WANT TO CANCEL?
You cancel by email to bookings@houseviola.com. We are obliged to confirm your cancellation in writing.
If you cancel more than 45 days before the agreed Check-In Date, we retain the booking deposit.
If you cancel 44 days or later before the agreed arrival date, you must pay the full rent.
If you have already paid more than you are required to pay upon cancellation, we will refund the difference as soon as possible.

WHAT IF SOMETHING HAPPENS TO ME?
We strongly advise you to use your home insurance.ou can protect yourself against cancellation costs by purchasing cancellation insurance. This insurance means that, in certain cases, you may cancel up to and including the day before the agreed arrival date (against an administration fee of SEK 200 per cabin/apartment).

a) For accommodations canceled 25 days or earlier before arrival, the accommodation cost is refunded to the guest, except for the cancellation insurance fee and the administration fee.
b) For accommodations canceled 24 days or later, up to the day before arrival, with a valid reason according to the cancellation conditions below, the accommodation cost is refunded except for the cancellation insurance fee and the administration fee.
c) For accommodations canceled 24 days or later, up to the day before arrival, without a valid cancellation reason, no refund will be made.

CANCELLATION CONDITIONS WHEN CANCELLATION INSURANCE HAS BEEN PURCHASED
The cancellation insurance applies in the following cases, which must not have been known at the time of booking:
a) Death, acute illness, or serious accident affecting yourself, your spouse/partner, cohabitant, family member, or travel companion.
b) Call-up to military service or civil defense.
c) Another serious event beyond your control that you could not have foreseen at the time of booking and that makes it unreasonable to require you to honor the booking, e.g. a major fire or flooding in your home.
d) Up to 25 days before arrival, cancellation may be made without a valid reason or documentation.

You must be able to document the reason for cancellation with a certificate from, for example, a doctor, authority, or insurance company. The certificate must be sent to us as soon as possible, preferably within one week of the cancellation date.
The cancellation insurance fee is non-refundable.

WHAT RIGHTS DO I HAVE?
If you have complaints about the accommodation upon arrival, you must notify us as soon as possible, but no later than the day after arrival.
Defects that arise during your stay must be reported immediately so that we have 24 hours to remedy them.
NOTE! Complaints that are not reported to us within the first five days of the rental period cannot be considered after the end of the rental period.
You have the right to substitute another person as the tenant, and we must accept that person unless we have special reasons to refuse. In that case, you must notify us before the access date (a rebooking fee of SEK 595 applies).

HOUSE RULES – WHAT OBLIGATIONS DO I HAVE? 
You must take good care of the Property and follow the applicable house rules, instructions, and regulations. You are responsible for all damage to the property and its furnishings caused by negligence by you or anyone in your party.
We generally have an age limit of 18 years for booking; some houses have different age limits—see the property description.
We have a disturbance response service, and after a report and a warning, we have the right to terminate the rental agreement with immediate effect, with no refund for the remaining rental period. This also applies if the guest has provided incorrect age information.
You may not use the cabin/apartment for purposes other than those agreed at booking (usually leisure purposes), and you may not allow more people to stay overnight in the cabin/apartment or on the property than the maximum number of guests specified.
Violations of smoking and pet-free regulations will result in cleaning/sanitation charges. You are liable to compensate the property owner if more people have stayed in the house than permitted.
Some houses offer extra beds; these are only suitable for children and may only be booked for children.
You must clean thoroughly before departure. See the cleaning instructions and checklist provided upon arrival via our booking link.
If you fail to clean properly, we will charge a fee of at least SEK 1,500 (depending on the size of the house) for cleaning. In addition, we will charge an emergency fee of SEK 500, as cleaning was not booked and therefore could not be planned by us.
Keys are collected at the location specified by us in the booking confirmation.
The cabin is available from 4:00 p.m. on the arrival day until 11:00 a.m. on the departure day. If you have ordered cleaning, departure is at 10:00 a.m.
Guests must bring their own bed linen, towels, toilet paper, paper towels, dishwashing liquid, and dishwasher detergent/tablets.

WAR, NATURAL DISASTERS, STRIKES, ETC.
Both you and we have the right to withdraw from the rental agreement if the cabin/apartment cannot be provided due to acts of war, natural disasters, labor disputes, prolonged interruptions in water or energy supply, fire, water damage, or other similar major events that neither you nor we could foresee or influence.
In such cases, we are obliged to refund what you have paid as soon as possible, minus the benefit you have received from the cabin/apartment and an administration fee of SEK 500.
We do not compensate for costs you have incurred or that arise as a result of the stay being terminated early.

WHAT HAPPENS IF WE DO NOT AGREE?
Contact us directly with any complaints. Keep in mind that your chances of obtaining redress may decrease if you delay making a complaint.
If we cannot reach an agreement, you may contact the Swedish National Board for Consumer Disputes (Allmänna Reklamationsnämnden), which consists of an impartial chairperson and representatives of travel organizers and consumers.
Boka Vemdalen AB follows the decisions of the National Board for Consumer Disputes.

ALLERGY INFORMATION
The intermediary accepts no responsibility if previous guests—contrary to regulations—have smoked or brought pets into the cabin.
